For Landowners

If you own land in a solar- or wind-resource area, or industrial land near a growing corridor, you've likely been approached — or are considering being approached — about leasing or selling it for a project. This page is for landowners who want to understand what that actually involves before agreeing to anything.

We work with landowners directly: explaining what a solar or wind lease typically means, what documents you'll need, and coordinating the agreement once you decide to move forward.

Before you agree to anything

If a developer or intermediary has approached you, it is reasonable to ask: who will actually hold the lease, for how long, how much of the land will be used, how rent and escalation work, and what happens to the land at the end of the term.

We answer those questions in plain terms and help you get your documents in order. We always recommend you have any agreement reviewed by your own legal adviser before signing.

Getting your documents ready

Most delays for landowners come from records that have not kept up with reality — a Patta still in a late relative's name, a family partition that was never registered, or boundaries that have shifted since the FMB sketch. Sorting these out early puts you in a stronger position whatever you decide.

What We Do Directly

  • Explain what a solar, wind or industrial land lease or sale typically involves, in plain terms
  • Assess whether your land is likely to be technically suitable (size, access, grid proximity)
  • Guide you through the documents required (Patta, Chitta, FMB sketch, Encumbrance Certificate)
  • Coordinate the agreement process with the developer or project counterparty

Delivered Through Qualified Partners

  • Formal legal review of the lease or sale agreement, which we recommend you have independently reviewed by your own legal counsel
  • Technical site surveys once a project moves toward qualification

Process

  1. 01Initial conversation about your land and what you're considering (lease vs. sale, timeline)
  2. 02Preliminary assessment of technical suitability
  3. 03Document review — what you have, and what's missing
  4. 04Introduction to the relevant project (solar, wind or industrial) and its requirements
  5. 05Support through agreement discussions and documentation

Documents & Inputs Needed

  • Patta (ownership record)
  • Chitta (revenue record)
  • FMB (Field Measurement Book) sketch
  • Encumbrance Certificate
  • Any prior sale deed or partition documents, if the land has changed hands
