Solar Land Services

Land is the first and often hardest constraint in any solar project — finding a parcel with the right size, title clarity, land-use classification and grid proximity, then bringing the landowner to workable terms. This is where most solar projects either move forward quickly or stall for months.

We work both sides of this: sourcing and qualifying land for developers, and helping landowners understand what a solar lease or sale actually involves.

What developers look for in solar land

A typical brief covers contiguous area, terrain and shading, drainage and flood exposure, all-weather road access, distance to a substation with spare capacity, and land-use classification. Behind all of that sits title: a clean chain of ownership with records that agree with each other.

We screen candidate parcels against that brief before a developer spends time on site visits, so shortlists are made of land that can genuinely be secured.

For landowners: what a solar lease usually means

Solar leases are usually long-term, and the leased area is largely occupied by panels, fencing and internal roads for the duration. Rent, escalation, payment schedule, restoration at the end of the term and responsibility for taxes are all negotiable terms.

We explain these terms plainly and coordinate the process, but we always recommend landowners have any agreement reviewed by their own legal adviser before signing.

Documentation gaps we often find

Patta not updated after inheritance or sale, FMB boundaries that no longer match the ground, subdivided survey numbers missing from records, pending entries on the Encumbrance Certificate, and joint ownership where not every co-owner has consented.

Most of these can be resolved, but each takes time with the relevant revenue office. Identifying them early keeps them off the critical path.

What We Do Directly

  • Land sourcing against a developer's technical and commercial brief
  • Preliminary title and land-use checks (Patta, Chitta, FMB, Encumbrance Certificate)
  • Landowner outreach, education and agreement coordination
  • Coordination with local land record offices during documentation

Delivered Through Qualified Partners

  • Formal legal title due diligence, carried out by qualified legal counsel
  • Detailed land survey and boundary demarcation
  • Grid-proximity and interconnection feasibility studies

We coordinate execution through qualified EPC and delivery partners rather than building or manufacturing in-house.

Process

  1. 01Define the land brief: size, geography, grid proximity and land-use requirement
  2. 02Source candidate parcels and run preliminary title and land-use checks
  3. 03Shortlist viable parcels and engage landowners
  4. 04Coordinate lease or purchase agreements and documentation
  5. 05Hand over a qualified, documented land package to the project team
