Land Documentation & Due Diligence

Clear documentation is what turns a piece of land into a transaction-ready asset. We help landowners understand and assemble what's needed, and coordinate preliminary checks for developers and investors evaluating a parcel, ahead of formal legal due diligence.

The core Tamil Nadu land records

Patta records who holds the land. Chitta records the land's revenue classification. Adangal, the village account, records details such as cultivation. The FMB (Field Measurement Book) sketch shows the surveyed boundaries of a survey number. The Encumbrance Certificate lists registered transactions affecting the property over a period.

Alongside these sit the title deeds themselves — the chain of sale, gift, partition or settlement deeds — and, where land has been inherited, legal heir documentation.

Issues we often find

Patta not mutated after a sale or inheritance, partitions that were agreed within a family but never registered, subdivided survey numbers missing from the FMB, physical boundaries that no longer match records, encroachments, and powers of attorney whose validity needs checking.

None of these are unusual, and most are resolvable — but each needs time with the relevant office, which is why we look for them first.

What We Do Directly

  • Guidance to landowners on assembling required documents (Patta, Chitta, FMB, Encumbrance Certificate)
  • Preliminary title and land-use consistency checks
  • Coordination with local land record and revenue offices
  • Documentation status tracking for developer and investor clients

Delivered Through Qualified Partners

  • Formal legal title due diligence and title opinions, carried out by qualified legal counsel
  • Survey and boundary verification

We coordinate execution through qualified EPC and delivery partners rather than building or manufacturing in-house.
