Land Aggregation

Large projects — utility-scale solar, wind, big-footprint industrial sites — rarely fit on a single landholding. Aggregation means identifying adjoining or nearby parcels, coordinating with each landowner individually, and bringing the group to consistent terms so the combined land functions as one project site.

This is typically the slowest and highest-risk part of assembling a large project, since every additional landowner is another negotiation and another point where a deal can stall.

Why aggregation is hard

Agricultural holdings in much of India are small and often jointly owned within families. Assembling a large site means reaching agreement with many owners, each with different circumstances, documentation and expectations — and a single holdout in the wrong place can break contiguity.

How we approach it

We map the target footprint first and identify anchor parcels that define its shape. Engagement is consistent and transparent across owners, so terms are comparable and trust is not undermined by side arrangements. Documentation checks run alongside negotiation rather than after it.

Throughout, we keep a parcel-by-parcel tracker so the client can see exactly what is secured, what is in discussion and where alternatives may be needed.

Managing contiguity risk

Where possible, the layout is planned with flexibility — alternative parcels identified for critical positions — so the project is not hostage to any one negotiation.

What We Do Directly

  • Mapping of adjoining and nearby parcels against a project's footprint requirement
  • Individual landowner outreach and relationship management
  • Coordination toward consistent terms across all parcels in the footprint
  • Tracking agreement status across the full aggregation

Delivered Through Qualified Partners

  • Formal legal title due diligence across the aggregated parcels
  • Survey and boundary reconciliation across multiple holdings

We coordinate execution through qualified EPC and delivery partners rather than building or manufacturing in-house.

Process

  1. 01Define the total footprint and configuration required
  2. 02Map candidate parcels and identify gaps in the footprint
  3. 03Engage each landowner individually
  4. 04Work toward consistent terms across the group
  5. 05Track and report aggregation status until the full footprint is secured

Who It's For

  • Developers assembling large utility-scale solar or wind project sites
  • Industrial developers needing a combined site larger than any single available parcel
  • Investors evaluating multi-parcel project opportunities

Documents & Inputs Needed

  • Target total footprint, shape and configuration requirement
  • Any existing parcels already under agreement
  • Project timeline and any milestone dependent on full-site completion

Deliverables

  • Parcel-by-parcel aggregation map and status tracker
  • Landowner engagement records across the full footprint
  • Consolidated documentation package once aggregation is complete
