Realty & Industrial Land

Industrial Land Identification

Finding industrial land that's genuinely usable — correctly zoned, accessible by road, with clear title — takes more than a map search. We identify and qualify industrial land against a client's specific requirement: size, location, zoning and access.

This service is for industrial consumers and developers who need land itself, as distinct from land specifically for a renewable energy project (see Land for Renewable Projects).

Choosing industrial land

The practical checklist covers zoning or land-use classification, road access suitable for the facility's traffic, power availability, water, proximity to suppliers, ports or highways, and the local labour catchment.

In Tamil Nadu, occupiers can choose between developed state industrial estates — such as those developed by SIPCOT and SIDCO — and private land. Estates offer infrastructure and a defined approvals path; private land can offer flexibility on size and location. Check current plot availability and allotment terms with the relevant agency.

Conversion and approvals

Private agricultural land generally needs a change of land use before industrial development, and the process, timelines and conditions vary by state and district. Check the current process with the relevant revenue and planning authorities.

Factoring conversion time into the project schedule from the start avoids an otherwise suitable site becoming the bottleneck.
