Warehousing & Logistics Land

Warehousing and logistics sites prioritise different factors than manufacturing land — proximity to highways, ports or industrial corridors, and road access suited to heavy vehicle movement, usually matter more than utility infrastructure on-site. We identify and qualify land against those specific requirements.

What logistics occupiers look for

Direct or short access to national or state highways, roads that can handle heavy vehicles and turning trucks, level land, reliable power, and proximity to the ports, industrial clusters or urban markets the facility serves.

Labour availability and the time trucks spend reaching the site often matter as much as the land price.

Land, or built-to-suit

Some occupiers want land to develop themselves; others prefer a developer to build to their specification and lease it back. We source land for either path and coordinate with the developer or occupier accordingly.

What We Do Directly

  • Land sourcing against logistics-specific criteria: highway access, corridor proximity, road capacity
  • Preliminary title and zoning checks
  • Landowner outreach and coordination

Delivered Through Qualified Partners

  • Formal legal title due diligence
  • Traffic and access engineering assessments where required

We coordinate execution through qualified EPC and delivery partners rather than building or manufacturing in-house.

Process

  1. 01Define the logistics brief: size, access requirement and target corridor
  2. 02Source and shortlist candidate parcels against those criteria
  3. 03Run preliminary title and zoning checks
  4. 04Coordinate landowner engagement and terms
  5. 05Hand over a qualified land package for due diligence
